To manage and maintain the daily operations for assigned properties in accordance with policies, lease agreements and applicable laws.

To generate maximum revenue, build customer loyalty and make the Property a favorite destination of choice.

Responsibilities

1. Manage and direct the team to ensure departmental objectives/targets are achieved.

2. Develop, implement and evaluate annual leasing and property plans.

3. Manage all leasing activities (attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages).

4. Prepare weekly, monthly and yearly documents and the required financial, technical and occupancy reports and other information to the Management (leasing and operation updates).

5. Develop and manage creative initiatives to achieve the objectives of the annual plan.

6. Implement the policies and procedures of the department to complete the required documentation needed to finalize leasing agreements and renewal agreements

7. Ensure compliance with the approved policies and procedures of the department and the Company, and with the laws and regulations of the Kingdom of Bahrain

8. Recommend suitable rates for potential and existing tenants based on the revenue targets and market conditions.

9. Support collections with lower defaults and delays on payments.

10. Recommendation and provide feedback on the escalated outstanding dues from tenants and amicably communicate with the tenants the situation before escalating it to the legal

11. Assist with the day-to-day management of tenants (including tenant relations, lease renewals, lease variations and lease surrenders)

12. Supervise the leasing process to ensure best possible tenant mix and optimum vacancy.

13. Liaise with the Legal Department to set the terms and conditions of the lease agreements to secure maximum protection to the Company and comment on lease agreements (renewals and surrender agreements).

14. Develop and supervise the specialty leasing plan and activities.

15. Support new tenants in the fit-out process.

16. Resolve tenants’ requests and complaints in coordination with the corresponding departments and ensure delivering maximum customer care while providing such request.

17. Improve the customer experience by facilitating the delivery of the services within exceptional customer care standards to the property users.

18. Take all necessary actions to retain the current tenants within the assigned portfolio.

19. Collect and analyze customers and tenants’ feedback to utilize the compiled information to feed the strategy of the department.

20. Ensure that the property is well maintained through the supervision of the support departments.

21. Provide feedback on the escalated outstanding dues from tenants and seek amicable solutions before escalating it to the Legal Department and recommend improvements to other general related issues related to operations of the mall and any development areas.

22. Recruit, motivate, train and guide staff to ensure the quality of work and productivity of staff within the function are achieved to support and grow the business.

Qualifications

Bachelor’s Degree, in Real Estate Development, Property Management, Business Administration, Engineering or equivalent, from a reputed University
Master’s degree in Real Estate Development, Property Management is preferred
Minimum eight (8) eight years’ experience in commercial leasing or property management, with at least three (3) years’ experience in a supervisory role
A native Arabic speaker, with a high degree of proficiency in written and spoken English.
Strong understanding of business needs, market trends, customer needs
Excellent communication, strong interpersonal and analytical skills with a structured detailed focused approach.
Able to work independently and under pressure.
Tact, persuasion and negotiation skills along with emotional intelligence while dealing with tenants
Problem solving/decision making abilities.
Strong team player with leadership qualities to manage a team.
